1. WHO WE ARE

V10 Guest House is an accommodation facility located at Piazza Vanvitelli 10, 80129 Naples (NA), in the Vomero district.

2. SCOPE

These Terms and Conditions govern all bookings made through our official website v10guesthouse.it, our booking engine, email or telephone. By confirming a booking you declare that you have read and accepted them.

Bookings made through third-party platforms (such as Booking.com, Airbnb or Expedia) are also subject to the contractual terms of the platform used. In the event of any conflict, the terms set out here apply to all matters concerning the stay itself.

3. BOOKING AND CONFIRMATION

A booking is considered concluded and binding only once we have sent written confirmation by email. Until then, the request is provisional and availability is not guaranteed.

When booking, we ask for your first and last name, email address, telephone number and the details required to guarantee the reservation. You are responsible for providing accurate and complete information: we cannot be held liable for communications that fail to reach you because of incorrect contact details.

4. THE ROOMS

V10 Guest House has two rooms, each accommodating a maximum of 2 guests:

Holiday Room, 19 sqm, the larger and more spacious of the two.
Business Room, 15 sqm, the more compact and practical option.

Both rooms feature a double bed measuring 160x200 cm. The beds cannot be separated or converted into twin beds. Extra beds are not available.

The number of guests stated at the time of booking may not be exceeded. Access to the property is permitted only to registered guests.

5. RATES AND PAYMENT

Rates are quoted in euros, per room, per night, and include VAT and the services listed in the room description. They do not include the city tax or the extra services listed in section 8.

Rates may vary according to the season, length of stay and availability. The rate confirmed at the time of booking is the rate that applies and is not subject to subsequent change.

Accepted payment methods: credit and debit cards, cash within the limits set by Italian law.

6. CHANGES, CANCELLATIONS AND NO-SHOWS

The cancellation conditions applicable to your booking are those stated at the time of booking and summarised in your confirmation email. Please read them carefully before confirming.

Requests to change your booking (dates, length of stay, room) are always subject to availability and cannot be guaranteed. An accepted change may involve applying the rate in force for the new dates.

In the case of a no-show without prior notice, the booking is cancelled and the full amount of the stay remains payable. In the case of early departure, unused nights are not refundable.

All cancellations and change requests must be sent in writing to [email protected].

7. CHECK-IN AND CHECK-OUT

Check-in: from 2:00 pm to 8:00 pm.
Check-out: by 10:00 am.

Late check-in (from 8:00 pm to midnight) is available on request and subject to a supplement. Guests who book directly through our official website receive late check-in free of charge, provided they notify us of their arrival time sufficiently in advance.

Arrivals after midnight, early check-in and late check-out are possible only by prior arrangement and subject to availability.

Please let us know your estimated arrival time at least 24 hours in advance, so that we can welcome you without delay.

8. EXTRA SERVICES

The following services are available on request and at an additional charge, at rates communicated at the time of booking or on arrival: room cleaning on request, change of linen on request, secure parking nearby, late check-in between 8:00 pm and midnight.

9. CITY TAX

The City of Naples applies a tourist tax which is not included in the room rate and must be paid directly at the property during your stay.

The amount, the exemptions and the maximum number of nights subject to the tax are set by the City of Naples and may change at any time. We will inform you of the current amount when you book and before your arrival.

10. GUEST REGISTRATION

In accordance with Article 109 of the Italian Consolidated Law on Public Security (TULPS), all guests must present a valid identity document at check-in. This document is used for the mandatory notification to the Public Security Authorities. Guests unable to present a valid document cannot be admitted to the property and are not entitled to any refund.

11. HOUSE RULES

Guests are asked to treat the room and common areas with care, and to respect other guests and the residents of the building.

Smoking: smoking is prohibited throughout the property, in all areas.
Quiet hours: silence must be observed between 10:00 pm and 8:00 am.
Visitors: unregistered persons are not permitted on the premises.
Parties and events: not permitted.
Minimum age: the property welcomes guests aged 16 and over. Guests under 16 cannot stay at the property.
Pets: pets are not allowed, with the exception of guide dogs for guests with visual impairments, which are admitted in accordance with Italian law.

Failure to observe these rules entitles us to terminate the stay without any refund for unused nights.

12. LIABILITY AND DAMAGES

Guests are liable for any damage caused to property, furnishings or fittings, whether by themselves or by persons they have brought onto the premises. The cost of the damage will be assessed and charged accordingly.

We accept no liability for the theft, loss or damage of personal belongings or valuables left in the room or in common areas.

We accept no liability for temporary disruptions attributable to third parties or to causes beyond our control (interruptions to electricity, water or internet, building maintenance work).

13. LOST PROPERTY

Items left behind at the property are kept for 30 days. Shipping, if requested, is at the guest's expense.

14. BOOKING DIRECT

Guests who book through our official website receive: our best rate guarantee, free late check-in with advance notice, and luggage storage by appointment for collection.

Our best rate guarantee means that, for the same dates, room and conditions, the rate published on v10guesthouse.it is never higher than the rate published on booking platforms. If you find a lower rate, let us know at [email protected] before booking and we will check it.

15. RIGHT OF WITHDRAWAL

Under Article 59, paragraph 1, letter n) of the Italian Consumer Code (Legislative Decree 206/2005), contracts for the provision of accommodation for purposes other than residential, with a specific date or period of performance, are excluded from the right of withdrawal. Only the cancellation conditions set out in section 6 therefore apply to bookings.

16. FORCE MAJEURE

We accept no liability for any failure or partial failure to perform caused by force majeure or by unforeseeable events beyond our control, such as measures imposed by public authorities, natural disasters, strikes or health emergencies. In such cases we will offer you either alternative dates for your stay or a refund of the amounts paid, as provided for by law.

17. PRIVACY

The processing of personal data is governed by our Privacy Policy and Cookie Policy, which we invite you to read.

18. COMPLAINTS AND DISPUTE RESOLUTION

For any issue, please write to us at [email protected]: we reply as quickly as possible and always seek an amicable solution.

Should we fail to reach an agreement, consumers resident in the European Union may turn to an Alternative Dispute Resolution (ADR) body. The list of recognised bodies is available on the European Commission website, in the section dedicated to consumer protection.

19. GOVERNING LAW AND JURISDICTION

These Terms and Conditions are governed by Italian law. Any dispute falls under the jurisdiction of the court of the consumer's place of residence or domicile, where located within Italy.

20. CHANGES TO THESE TERMS AND CONDITIONS

We reserve the right to amend these Terms and Conditions at any time. The terms in force on the date your booking is confirmed are those that apply to your booking.
